Juniper Farms is a development consisting of 13 streets with 258 single family homes. There are two township owned parks, Wynnefield Park (Andorra Terrace) and Sargent Park (Sargent Drive). There are 13 different model homes, built in 1967. Original home sizes ranged from a 3 bedroom ranch with 1560 sq. ft. to a 5 bedroom colonial with 2486 sq. ft. The homes originally sold for less than $30,000 The homes were built by US Homes and Development Corp. Juniper Farms was built in 4 sections. The first sub-division was granted 7-8-63. Section 1, Kings Way, Dundee, part of Bar Harbor, Three Brooks Rd. Section 2, Sabina, Burki, part of Bar Harbor. Section 3 , the rest of Sabina and Burki, more of Bar Harbor Section 4, Three Brooks, Hibernia, Andorra, Virginiana, Lutea The southern section, Bar Harbor S, Koster, Sargent, Juniper were originally Clayton Estates. The two western brooks combine south of Three Brooks behind Burki to form Passaquanacka Brook. The eastern brook combines with Passaquanacka at the junction of Rt 524 and Halls Mill Rd. The brook was diverted to form an extra lot at the end of Sabina. Passaquanacka Brook eventually feeds the Manasquan River. For the first 25 years of Juniper Farms' existence, there were deed restrictions in place. A deed restriction places limits on what can be done to a property. It is typically placed by the developer to maintain uniformity in the development. Some of the deed restrictions in Juniper Farms were: Houses must have a 2 car garage - not 1 not 3. This explains how some houses have had the garage converted into living space, but the two garage doors remain, operable, with sometimes only 5' of depth. Fences for the back yard were to be 5' high only. Professional offices were permitted (such as a doctor or dentist having an office in the house which was common in the sixties). If there was an office, there were specific sizes and placement of signs advertising the office. There are more restrictions, but I don't have a copy.
